Buyer Comments on Mayfield Heights Condo for Sale


I received this comment yesterday from a showing on our Condo Listing in Mayfield Heights Ohio


Did not like the small size of the 2nd bedroom once they were on location



At First Glance, the buyer comment's on the Mayfield Heights Condo for sale are not that big of a deal.  But, the real issue behind the scenes is that this second bedroom the buyer refers to, is overcrowded with baby crib/furniture, accessories and the home office furniture.  

This unit is actually the same size as the other Mayfield Hts Condos for sale, but because it is crammed with stuff, it does not appear that way to the buyers when they come in.

It's even more difficult because the owner runs a home business and cannot really move the office furniture out, there is no other place to put it.  


Perception rules! And if they buyer perceives the space to be small, then there is no talking them out of it.  It looks and feels cramped and that translates to the buyer that they will not have room for their things in the Mayfield Heights Condo for Sale.  


This is a good example of how buyer's see things when they enter a Mayfield Hts Condo for sale and it's important for sellers to understand this does hurt their chances of a fast sale.


There is a lot to be learned from buyer comments and if sellers are willing to make some changes, these comments can help them.

great point how buyer perception can be influenced with clutter.  by the way, my wife was born in Mayfield Heights.  we now live in Arizona.  best to you this Holiday season -- Eric

Perceptions do make the reality of most buyers.  Thus staging and decluttering is very important.

Christine- well done!  Perception is key and regardless of the actual size of a room, the Buyer sees what they see, and that could mean a small space with too much furniture.

Christine, Sellers are some time are under the impression that all we have to do is say; but it's the same size, it just looks smaller or look at all the things that will fit. IT IS, however, the perception that buyers have that's so difficult to change.  More sellers need to see this.
