Should I Get a Home Inspection When I Buy a Northeast Ohio Home?
Common questions or concerns when a person is buying a home in Northeast Ohio are home inspections, the types of home inspections and should they get a home inspection.
If a Northeast Ohio Home buyer is purchasing a home Without Septic or Well, the typical home inspection options are.
- General Home Inspection - An overall inspection of the condition of the Northeast Ohio Home being purchased. The major components of a General Home Inspection are (a) to Evaluate the physical condition of the structure, construction & mechanical systems, (b) to Identify items that need to be repaired or replaced, (c) to Estimate the remaining useful life of the major systems, equipment, structure & finishes.
- Radon Inspections - Radon Gas is a natural gas that if released and trapped inside a house can have serious health implications. The United States Environmental Protection Agency and the Surgeon General of the United State have recommended that all houses be tested for radon. - Lead Based Paint Inspections - If the Northeast Ohio Home you are buying was built prior to 1978 you will want to read this Important Brochure released by The Department of Housing and Urban Development - HUD - Protect Your Family From Lead In Your Home
If the Northeast Ohio Home you are buying Has A Septic System or Well - Septic System, Well Flow Rate and Water Potability Inspections would be appropriate to have completed in addition to the above mentioned inspections.
Additionally, many Northeast Ohio Cities require Point of Sale Inspections. If the Northeast Ohio Home being purchased is in one of these cities that require a Point of Sale Inspection, ask for verification that it has been completed.
The deadline of when the inspections are to be completed and the processes to take place after the inspections are completed are detailed in the purchase agreement. If a Northeast Ohio Home Buyer has any legal questions, they should seek legal council.
