Even in the most amicable situations, Breaking Up Is Hard To Do!   I've recently completed my third Real Estate Divorce Consultation.      Sad when you think about it! 




I now have two of these homes listed and will most likely get this last listing once they've had a chance to talk things over. 


For me, the keys to navigating through a couple's stormy time is to be non-judgmental, a great listener and to make sure both parties know that you are representing them both equally.  I enjoy a referral based business and at times the last one has been a little hard to overcome, especially if you know one person better than the other.  Sometimes it is hard for a person to understand that my job is to get the house sold, not to take sides.

With one home I listed, I already had a Real Estate Consultation with the couple and had scheduled a follow up appointment to list the home.  I knew the wife better than the husband.  On the day I was scheduled for the appointment, I confirmed with the husband, so we were all good.  By evening, things changed!  The wife came home to find the husband sitting at the kitchen table with another real estate agent because he was not sure I would represent both their interests.  In the end, the wife refused to work with anyone but me and the husband went along with it.  Needless to say, it was rocky in the beginning and I worked extra hard to gain his trust and confidence.    Now, he is one of my biggest fans and has repeatedly told me that he misjudged me and how pleased he is with my professionalism.  Breaking Up Is Hard To Do and emotions run very high. 


With another home I had listed, the husband was given the home as part of the divorce, but he needed to refinance the mortgage.  If he did not refinance by a certain time then the home had to be sold.  He had a hard time understanding that his ex-wife still had an economic interest in the home and would be a part of the sale.  During the Real Estate Consultation I asked for the documents showing that the husband did indeed get the home in the divorce, with the documents and help from his attorney, he became aware that his ex-wife still had to be a part of the sale process.  Breaking Up Is Hard To Do and this one was a very ugly!

Since Breaking Up Is Hard To Do and most people do not want to drag it out any longer than they must, I suggest they get the house in excellent condition, make any necessary repairs, paint and new carpet to neutralize and set the position price aggressively to invite buyers to make an offer.




I understand Breaking up is hard to do and during the Real Estate Consultation I let my clients know that I will be with them both each step of the way.
